The pitch

Recruit LOs as a referral channel. They already talk to unrepresented buyers every week. “How does the rate cut work?” Up to 2% of purchase price back at closing, usually applied as a permanent buydown (~0.50-0.75%). Subject to your approval and the loan program.
“Referral fee?” None, either direction. RESPA-clean. You just keep loans you would otherwise lose.

Frame it as a tool, not a favour. The LO is already quoting these buyers and losing some of them to whoever the buyer’s eventual agent prefers. This hands them something to win with - a lower rate they can offer - and the loan stays theirs. The ask is a 10-minute call, not a referral: no cold LO hands over a client before they understand how the tagging protects their loan.

Rebate is up to 2% of purchase price, paid at closing where permitted; buydown amount depends on loan program, term and market, and is subject to lender approval. Not a referral-fee arrangement - no compensation is paid or received in either direction.

The roster has no volume data - no free source does. This ranks all 83,478 unique MLOs on the best free evidence available: their public Zillow review record (a per-person closed-loan proxy), their employer's actual FL+TX origination volume from CFPB HMDA divided by that firm's LO headcount, licence tenure, and dual-state licensure.

How the score works. Individual signal 0-50 (Zillow lifetime reviews + recent reviews) - only Tier 1 has this, and it is the only true per-person production evidence that exists for free. Company signal 0-30 (employer HMDA FL+TX volume ÷ that employer's LO headcount in this roster). Tenure 0-12 (NMLS ID vintage). Dual-state licence 0-8. Caveats: mortgage brokers (NEXA, Barrett, C2, West Capital, Edge, Primerica) never file HMDA - the wholesale lender does - so ~46K people can only ever be scored on reviews. Call-centre lenders (Rocket, loanDepot, PennyMac, Freedom) are flagged RETAIL: they rank high on volume but are the worst fit for this pitch, since their buyers come from the lender's own funnel and they do not control agent referrals - use "Hide call-centers". Rendering caps at 800; the CSV holds all 83,478. HMDA 2024 filer counts are all LAR records, not originations only.
